THERMA is a complete, production-ready chiller plant optimization package for the Tridium Niagara Framework. Eight linked pages cover the whole central utility plant, bringing chillers, cooling towers, pumps, supervisory optimization, alarms and analytics into one clear operational dashboard.
THERMA is built around the numbers that actually run a plant: kW/ton, loop ΔT, condenser approach and staging headroom. Live status language follows real plant behavior — a chiller with an unacknowledged condenser alarm reads Cooling — Warning, a machine pushed past 85% RLA reads High Load, and the schematic dims equipment that isn't running — so the next action is always visible.

What’s included
- Plant Home — Live animated plant schematic with color-coded chilled and condenser water loops, plant kW/ton, cooling load and capacity KPIs, staging status, daily savings versus baseline and an active alarm strip.
- Chillers — Per-machine cards with RLA gauges, live status (Normal / Warning / High Load / Off), lead-lag tagging, supply and return temperatures, input power, run hours and enable control.
- Cooling Towers — Condenser water supply against setpoint, approach versus wet-bulb, cell-level fan VFD speed, basin temperature and vibration status.
- Pumps & Hydronics — Primary chilled water and condenser water pump tables with run status, VFD speed, kW and run hours for rotation planning.
- Optimization — Chilled water supply and condenser water reset sliders with a live predicted plant kW/ton gauge, auto / manual supervisory mode and projected monthly savings at the current load profile.
- Analytics — Trailing 24-hour efficiency and load trend, best and worst hour, total cooling delivered and low-ΔT event tracking.
- Alarm Console — Priority-coded alarm queue with acknowledgement workflow, wired through to chiller status and the home page alarm strip.
- Settings — Staging thresholds, stage delays, lead chiller rotation schedule and display options.
